#1 Pre-Listing Meeting

It is a great idea to meet with your Realtor BEFORE you list your home so that a professional can discuss with you ideas of staging, making repairs, increasing your curb appeal, etc.

#2 Pre-Listing Preparation

Now it is time to make the repairs, declutter, clean the interior and exterior, work on staging, and prepare a welcoming entrance to your home to make the perfect first impression!

#3 Getting Your Home On the Market

During this stage, your Realtor will schedule photography and get all necessary documents signed for your listing. Your Realtor will help you strategically price your home according to the market value and share his/her marketing plan for maximum exposure.

#4 Showings

It is a good idea to always leave your home in show-ready condition. That means all beds should be made, the home should be straight and neat, the kitchen should be clean, and arrangements should be made for pets. This will alleviate any stressful situations of being caught off-guard for showings while you are away.

#5 Feedback

Your Realtor will get feedback from each showing to share with you. Feedback enables you as the Seller to know the buyers’ perspective on price and condition of the home.

#6 Receive Offers

Once you receive an offer on your home, your Realtor will help you in negotiating and working out the terms of the contract. Once you have an Accepted Offer in place, your Closing Phase will begin.

#7 Inspections & Repairs

A home buyer will most likely want to conduct a professional home inspection and a termite inspection. Depending on what the inspectors discover, the buyer may want to bring in other types of contractors. Once the inspections are completed, all repairs or requests are agreed upon and the inspection contingencies have been removed, the buyer will move forward with an appraisal.
It is important to get the inspection repairs and items requested scheduled and completed in a timely manner. Your Realtor can assist in providing names of contractors or other vendors needed.

#8 Appraisal

Usually there is a contingency upon the appraisal price being at least the purchase price in the contract. Once the appraisal is completed and satisfactory, the buyer’s lender will send it to underwriting. If the appraisal should come back lower than the purchase price, your Realtor will explain options you have for negotiating. This is the time to finish packing, schedule your movers, and take care of any last minute touch-ups in your home.

#9 Closing

Your Realtor will confirm the closing day and time. You will need to make sure that you have vacated your home on the time period specified in the contract. Leave all manuals, remotes, alarm codes and any other instructions in an obvious area for the new owners. Remember to leave your home clean and free of debris for the new owners! Don’t forget to terminate all utilities, homeowner’s insurance and any other home services on date of closing.
